Rental Policy Qualifications:
1. Must have a credit score of 600 or more.
2. Must have sufficient income of any source that can be proven with documentation.
3. Must not have any prior evictions.
4. Must not have prior bankruptcy on file.
5. Must have income that is 3.5 times more than the rental amount of the unit applying for.
6. Must fill out an application prior to viewing a property.
7. Must have a current driver's license or proof of identity.
8. Convicted Felons will be based on the degree or reason of the conviction, time since the conviction, and repeat of convicted offenders.
0-2 years since conviction for any offense will be denied
3-5 years since conviction for distribution, making, possession, or use of drugs, violence or assault of any type will be denied.
5 years and above since conviction for any violence, repeat offenders, murder - will be denied
Two permanent exclusions are mandated by HUD regulations controlling certain federally assisted housing.
9. Must be at least 18 to apply or non reliant on others for support.
The Fair Housing Act prohibits discrimination in the sale, rental, and financing of housing, and in other housing-related transactions based on: Race, color, national origin, religion, gender, disability, familial status, and those age 55 or older.
